10-Step Building Process

Our entire team of engineers and supervisors have well established experience in building residential homes and granny flats, coupled with our network of professional contractors, means that our customers would be left with no issues hence leaving them with peace of mind.

  • STEP 1 – VISIT OUR OFFICE

Visit one of our display homes / head office and speak to our friendly Sales Consultant who will guide you through the initial process. Ask him/her, about which type of granny flat may suit your block of land. Decide on possible variations you may want include to our standard inclusions list.

If you’re unsure, don’t be worried, our Sales Consultant can make suggestions from what our previous clients had and inter-linking them with your future needs and wants.

  • STEP 2 – PRELIMINARY SERVICES AGREEMENT

Pay an initial deposit of $2,500.00 (non-refundable), and complete the Preliminary Services Agreement documentation with our Sales Consultant to authorise Granny Flats For Less to arrange for an independent Certified Engineer to carry out a necessary Soil Test and a licensed Surveyor to carry out survey of land and provide details on Contour Survey. These documentations will allow us to prepare a detailed Site Plan including earthworks and also produced a detailed fixed price cost estimate (Building Schedule). (Please note that all monies paid are deducted from the contract price). This process takes an average of four (4) weeks.

  • STEP 3 – PRE-CONTRACT COSTINGS

Once the Soil Test and Contour Survey Plan have been finalised and received, the Preliminary Costings, along with the detailed Site Plan showing the siting of your selected granny flat design, will be prepared and forwarded to you. After you have reviewed these documents and approved the cost estimate, we will request that you finalise any further changes you may have to the documentation and pay the second deposit, $2,500.00, in order to proceed to the next step (Note: All monies paid are deducted from the contract price).

  • STEP 4 – SIGNING OF HIA CONTRACT DOCUMENTS

Once we have received your final changes to our Head Office, all final designs will be prepared. The HIA Residential Building Contract will then be prepared and sent to you. We will arrange a meeting with you to sign the Contract and the accompanying documents. Once all signed and approved, you are required to pay the balance of deposit which varies in from project to project. The balance of deposit is the difference between 10% of contract price (full deposit) and the $5,000.00 you already paid (Note: All monies paid are deducted from the contract price). We will make a second copy of the Building Contract, once it has been signed, so that you can take it to your preferred financial institution, to allow them to commence the official loan process, otherwise a copy for this purpose will be posted to you by mail with the original copy.

  • STEP 5 – COLOUR SELECTION

As soon as you signed the Contract and all other necessary documents, you will be contacted by our Contracts Administration department to arrange a suitable time for your Colour Selection Appointment. You will be asked to bring several items of information with you (e.g. proof of land ownership) (Please note that proof of land ownership must be supplied before scheduling the start of construction). Any further changes you may request will be processed as Post-Contract Variations and will need to be approved and signed by you before taking into effect.

  • STEP 6 – BUILDING APPROVAL

When Granny Flats For Less receives the signed Contract, we will pay all necessary insurances and levies for you, then lodge the Building Application with the separate Plumbing and Drainage Application, for approval from an Independent Private Certifier (Please note that the Plumbing Permit can only be authorised and approved by your site’s Local Authority and can take up to six (6) weeks to process). When we have received these approvals back to our Granny Flats For Less’ Office, two (2) copies will be supplied to you, along with the Builders’ All Risk Insurance certificate, with one copy for you to forward onto your financial institution (if applicable) as soon as possible, so that they can finalise and approve the construction loan. We must receive both of these approvals before we can schedule to commence for construction.

 

  • STEP 7 – (A) AUTHORITY TO COMMENCE CONSTRUCTION FOR CLIENTS USING A FINANCIAL INSTITUTION FOR A CONSTRUCTION LOAN

When your financial institution has finalised and approved your construction loan, they will notify either yourself or Granny Flats For Less, depending on their contacting process. If you are the first to be been notified, please forward a copy to Granny Flats For Less’ office as soon as possible. We must have a copy of this notification before we can schedule to commence for construction. If you are contributing funds to the project yourself, we will need a copy of a current Bank Statement showing that you have an adequate amount of available funds. When we have received a copy of the financial institution’s notification (and Bank Statement, if applicable), and you have paid the balance of deposit, you will then be notified and advised that your file has been completed, and a date that has been allocated to you, will be confirmed.

  • (B) AUTHORITY TO COMMENCE CONSTRUCTION FOR CLIENTS WHO ARE SELF-¬FUNDING

Once we have sent your Building Approval, all you need to provide is evidence that you have the necessary funds available to pay the full contract price (less deposit already paid). A current Bank Statement in your Full Name will secure you a scheduled commencement date for your granny flat. You will be notified and advised that your file has been completed, and a date that has been allocated to you, will be confirmed.

  • STEP 8 – START OF CONSTRUCTION

Construction will start on the date specified in your Contract, provided that Granny Flats For Less have received the Building and Plumbing Permits, written ‘Authority to Commence Construction’ from your financial institution (or satisfactory evidence of owners’ capacity to pay the full Contract price), proof of land ownership (in the form of a recent rates notice, title search or settlement letter from your solicitor stating the date of settlement), and signed copies of any Post-Contract Variations (if applicable) two (2) weeks prior to the specified construction date.

  • STEP 9 – CONSTRUCTION

During construction period, a Granny Flats For Less’ Building Supervisor will be allocated to look after your new granny flat. You will be provided with your Supervisor’s full name and contact details, in case you have any questions or concerns in regards to the building of your granny flat. Please do not hesitate in calling your Building Supervisor or our Office if you have any questions; we will be more than happy to guide you through.

  • STEP 10 – PRACTICAL COMPLETION

When all construction works are completed, an appointment will be made for you with your Building Supervisor to inspect the completion. Once you are satisfied with the final product, and all outstanding monies have been received by Granny Flats For Less’ office, a final appointment will be made for the Hand Over of the keys to your new granny flat, along with all relevant certificates and warranties.

  • STRUCTURAL GUARANTEE

After construction, we can ensure you that you are going to have peace of mind knowing that Granny Flats For Less provides you with 6 years of Structural Guarantee. We will also provide you with the opportunity to send us a three (3) month maintenance form, stating any maintenance issues for us to check. Of course, any appliance issues will be dealt with immediate care. We have a dedicated Maintenance Department to look after this side of construction.
